How much down payment do I need for a home loan?

Short answer
RBI rules let banks lend up to 90% of the property value for loans up to ₹30 lakh, 80% for ₹30–75 lakh and 75% above ₹75 lakh. So you need a down payment of at least 10–25% of the price, plus stamp duty and registration (about 5–8% in most states), which banks do not finance.
Example: ₹60 lakh flat
| Item | Amount |
|---|---|
| Maximum loan (80% LTV) | ₹48 lakh |
| Minimum down payment (20%) | ₹12 lakh |
| Stamp duty & registration (~6%) | ≈ ₹3.6 lakh |
| Cash needed upfront | ≈ ₹15.6 lakh |
Should you pay more than the minimum?
A larger down payment lowers your EMI and total interest, and can get you a slightly better rate. But keep 6–12 months of expenses as an emergency fund — do not empty your savings into the down payment.
