How lenders calculate eligibility
Banks first decide the maximum EMI you can afford using your FOIR (fixed obligation to income ratio) — typically 40–60% of your net monthly income minus the EMIs you already pay. They then work out the loan amount that EMI can repay:
Loan = EMI × [1 − (1 + r)−n] ÷ r
where r is the monthly interest rate and n the tenure in months.
How to increase your eligibility
- Add an earning co-applicant — their income is added to yours.
- Choose a longer tenure, if your age allows.
- Close small loans and credit card EMIs before you apply.
- Improve your credit score to qualify for a lower rate.
For home loans, the amount is also capped at 75–90% of the property value, depending on the loan size.
Frequently asked questions
What FOIR do banks use?
Most lenders use 40–55% for personal loans and 50–65% for home loans. Higher-income borrowers are often allowed a higher ratio.
Is the eligibility calculator result final?
No. It is an estimate. Lenders also look at your credit score, employer, job stability, age and property value before sanctioning a loan.
