What is FOIR in loans?
Updated · CardKhoj Editorial Team
Short answer
FOIR (Fixed Obligation to Income Ratio) is the share of your monthly income that goes towards EMIs and other fixed debt payments. Most Indian lenders want total EMIs — including the new loan — to stay within 40–60% of your net monthly income. FOIR largely decides how much you can borrow.
How it is calculated
FOIR = (all existing EMIs + new EMI) ÷ net monthly income × 100
Example: take-home pay ₹80,000, existing car EMI ₹12,000. At a 50% FOIR limit, the maximum new EMI is ₹40,000 − ₹12,000 = ₹28,000.
Typical limits
- Personal loans: 40–55%
- Home loans: 50–65% (higher for high-income borrowers)
How to improve your eligibility
- Close small loans or credit card EMIs before applying.
- Add an earning co-applicant.
- Choose a longer tenure to reduce the EMI.
