How much home loan can I get on my salary?
Updated · CardKhoj Editorial Team
Short answer
Banks usually allow total EMIs of 50–60% of your net monthly salary. On a take-home salary of ₹50,000 with no other loans, an EMI of about ₹25,000 at 8.5% for 20 years supports a home loan of roughly ₹28–29 lakh. A co-applicant's income, a longer tenure or a lower rate increases the amount.
Approximate eligibility (8.5%, 20 years, 50% FOIR, no other EMIs)
| Net monthly salary | Max EMI | Approx. loan amount |
|---|---|---|
| ₹30,000 | ₹15,000 | ≈ ₹17 lakh |
| ₹50,000 | ₹25,000 | ≈ ₹29 lakh |
| ₹75,000 | ₹37,500 | ≈ ₹43 lakh |
| ₹1,00,000 | ₹50,000 | ≈ ₹58 lakh |
Other limits that apply
- Loan-to-value — banks fund up to 90% of the property value for loans up to ₹30 lakh, 80% up to ₹75 lakh and 75% above that.
- Age — the loan must usually end by 60–70 years of age, which can shorten your tenure.
- Credit score — 750+ gets the best rate, which also raises eligibility.
